In most instances, in your offer by mail, we have included a Mineral and Royalty Deed, Cover Letter, Instructions, Free Return Envelope and Bank Draft. The Bank Draft included in your offer has been calculated to the amount we are willing to pay for your Mineral and Royalty interest. Your bank draft offer may also be a $250.00 Option Payment if we are unsure as to your exact ownership interest in the property. Most of our purchases by mail are for very small interests and therefore the Option Payment amount will get us started on the process of determining your ownership, if any, and calculating the final amount due. In the event your mineral interest market value is determined to be far less than the $250.00 Option Payment, your final payment for the sale may be reduced in some cases. This method of "mass" mailing, allows us to reach 1000's of potential sellers, quickly and efficiently. Many of our sellers wish to divest themselves of very small interests, but do not know who to call in order to sell. We make the selling process easy and a one step method by including all of the information you need in our offer packet. Instead of making you do all of the research, we attempt to prepare the offer in advance using the best public sources available.
If you have questions about an offer you have received from our company, please call us to discuss said offer. We will be more than happy to walk you through the selling process and clear up any concerns that you may have.
If we have mailed an offer to a family member who has moved or who has passed away, our office will also work with you to locate the individual or heirs and clear the way for you to be able to sell the interest. For heirs to sell an interest of a Deceased family member, please understand that usually a Will or Heirship document will be needed to clear the title and receive payment. Please click here for a sample of a simple Heirship Affidavit. If you are in a situation described above, please print and fill out this document, and send it back to our office, along with your Deed. We have provided a Free envelope for your use and included in your original offer packet. We will work closely with you or your attorney to clear up any heirship problems. However, keep in mind the heirship process does take time and also hiring an attorney in the case of a very small interest may eat up any monies you have coming. Our office will work hard to save time, money and attorney fees, for the both of us. Feel free to contact your attorney with questions concerning the sales process or document preparation.
If you have received an offer from our company and would like to act on said offer, please follow the instructions listed on the backside of the offer letter that was mailed to you. We will process your sale in a timely manner. In order to speed up your final payment, you may include in the envelope with your deed back to us, a copy of a recent check stub or 1099 from the oil company that pays your royalty. This check stub information will allow for our office to verify your decimal and good ownership standing, and thus greatly shorten the time required for us to cut you a check for the sale.
